Nowadays, property sale and housing websites with virtual tours are considered more professional than those that have not yet embraced the technology and may, therefore, attract more buyers than the others.

Also known as 3D tours, virtual tours are videos that allow property sale/real estate agents to walk potential buyers through a property digitally.

The buyer controls the areas of the house they want to view and the angle. The moving house virtual tours are better than the listing videos because they are more interactive and have additional features.

The tours should, however, work hand in hand with the other resources such as photos since their main aim is to create more interest and make the home stand out among the others on sale.

You can also make a more interactive property sale session through a one-on-one live stream video with the buyers.

The third option that you can use is to sell a family home is a virtual open house. The virtual open house allows more than one viewers and allows interactive sessions where they can ask questions and submit comments.

How to Create a Virtual Tour

Creating a virtual tour requires preparation, plus you need a smart device such as a camera or smartphone to record the video and upload it for a fast house sale.

Below are the steps to follow for the creation of an excellent virtual tour.

Planning

Before you start recording your virtual tour, start with practising your walkthrough to avoid mistakes in the final video that you will upload.

The best idea if you want to sell a family home is starting with the front space. Here you show the full picture of the house and the outdoor features.

The next step is walking through the house showcasing every room, then go upstairs, and then the rear side of the house.

The idea is to put yourself in the viewer’s shoes and walk around the house, taking note of areas of interest.

Prepare Your Property

Prepare Your PropertyBefore you record the video to sell your home, make sure that all the homewares are perfectly arranged for a more attractive look.

The property buyer’s primary interest is the house itself, but the wrong homewares arrangement can diminish the houses’ beauty and turn off the buyer.

You should also do a little maintenance, given that the buyer using a virtual tour can decide where to view and can inspect every corner of the house.

Increase the Lighting

Lighting is vital for an excellent virtual tour. So you should ensure that the house is well lit before you start recording your moving house video.

Also, ensure that you shoot your video during the day and open the curtains to allow additional natural lighting and outside views from the windows.

Some viewers may also have an interest in the home’s natural light.

Don’t Move Too Fast

Always remember that the video should take all the essential details about the house to promote sales.

The pace should be a little bit slow to allow the potential buyer enough time to see all the features. You should add an explanation for the special features, or any feature that you feel can be a selling point.

It would be best if you practised all these in the practice walkthrough to identify the areas where the buyer would need a slower pace and areas where there is no much to show.

Record in Different Positions

Make sure that you catch the viewer’s attention whenever you come across a unique or charming feature of the house.

You can also comment about these features because they will increase the viewers’ attention and make your property stand out.

Cash buyers for houses and mortgage buyers who develop some interest in the property might request a one-on-one meeting or a video call where you can answer all their queries about the property.

You can also offer a live video walkthrough to allow them to have more control of what they view.
